Commission to consider Foothills project

A proposed two-phase subdivision with 88 lots on 28.7 acres through which Bell Creek runs could be finished by mid-summer if the project gets approved.

The Foothills development being built by 3rd Avenue LLC, which includes real estate agent Steve Smith, is planned for two phases south of West Brownsfield Road between South Sequim and South Third avenues.

The first 59 lots would be west of Bell Creek and the other 28 east of Bell Creek.

The planning commission will review the project at its next meeting, 6 p.m. Jan. 20 in the Sequim Transit Center, 190 W. Cedar St.

Then the city council will hold a public hearing during a meeting at 6 p.m. Feb. 9 in the Transit Center.

"The zoning allows five to an acre and we're at about three. The lots will range from about 7,500 square feet to 11,000 square feet," Smith said.

"Construction will begin as soon as we can dig without making a mud hole out there. We'll work as quickly as possible after the project is approved and we hope to have phase one completed by midsummer," he said.

"We are going to have a walking path on the east side of creek for the public. Our intention is donating six acres to the city eventually for a conservation park."

The city has issued a "determination of nonsignificance" for the project as part of the State Environmental Policy Act review process.

City planner Joe Irvin said the area is zoned "R2" residential, which requires a minimum lot size of 6,250 square feet.

Water and sewer lines already run along both sides of the project so the only new lines necessary will be those into the project itself, he said.
