Representatives of a company proposing a mixed-use development on 160 acres adjacent to the John Wayne Marina are hosting a public meeting from 4-6 p.m. on Monday, Sept. 23, in the Blyn Bay Room at 7 Cedars Resort, 270756 U.S. Highway 101, in Blyn.
The meeting to discuss and review the proposed Master Planned Overlay for what’s being named the Sequim Bay West Neighborhood, located between Sequim Bay Road and U.S. Highway 101, and enveloping Whitefeather Way.
The discussion will include plans, impacts, and potential benefits associated with the overlay, meeting organizers said.
The property is currently zoned PRC (Planned Resort Community) — allowing for a “compact, walkable, mixed-use development with a range of land uses.” The property includes about 90-100 acres of developable land.
The presentation and question-and-answer sessions similar to those held in April and May, representatives said.
Casey Roloff, who along with wife Laura created Seabrook, a resort startup on the bluffs of Washington state’s Pacific Coast that’s grown to 600 homes in the past 20 years, met with local government agencies, economic agencies, community groups and members of the public earlier this year to explain his plans for a resort community on property owned by John Wayne’s heirs near the marina that bears his name.
In those meetings, he detailed his vision of how he’d like to build as many as 500 to 600 homes of varying size and densities, along with some small commercial structures.
Roloff, Seabrook’s CEO, said his company does not own the property but owns the rights to purchase if the development looks achievable. He said he’s spending about $1 million to go through a process to determine the viability of a resort before filing an application with the City of Sequim.
The City of Sequim’s adopted 2015 Comprehensive Plan (as amended in 2018, R2018-06) calls for this area to be developed in order to “Realize the dream and potential of the Wayne Enterprises property overlooking Sequim Bay …” and “offer a great opportunity for a master-planned development targeting a range of resident and visitor markets.”
The same amended Comprehensive Plan document calls for development that will “Increase the number of housing options and opportunities to meet the needs of a diverse, growing community… including retail, office or residential on the first floor and residential above… Large front porches and reduced front yard setbacks… Varied home styles and price ranges support the needs of Sequim residents…. A range of price, lot sizes and styles not fully experienced in Sequim but fitting the needs of the community includes cottage housing, attached housing in targeted districts, small lot development… accessory dwelling units (ADU) and townhomes.”
Interested parties are encouraged to attend the meeting in person. Those who are unable to attend may submit written comments prior to the meeting. All written comments should be emailed to sequiminfo@seabrookwa.com and must be received by 6 p.m. on Sept. 23.
The meeting is required under Sequim Municipal Code prior to the submittal of an application for Master Plan.
